Moving In
Rent
Rent is due on the 1st day of the month and considered late on the second day, however late fees do not begin until the 6th day of the month in the amount of $50.00 and $5.00 per day until paid in full. Checks and partial payments will not be accepted after the 6th. If you need to make arrangements, please contact the office prior to the 6th.
Telephone Service
Your apartment is ready for phone services with the provider of your choice. You will need to contact them to schedule an appointment to have your services turned on.
Trash Service
Rockborough pays for your trash service. We ask that you please put all trash in the dumpsters that are conveniently located throughout the property for you.
Electricity Service
Westar Energy provides all of our residents with their electric needs. Westar should have been contacted prior to move-in. Should you have overlooked this very important step, please contact them at 383-8600. Per your lease agreement, you are required to keep your electricity on without lapse until you move out.
Water
Water will be paid by the resident, but you do not have to change anything into your name. When you receive the bill you will pay it in the office with your rent.
Laundry
The town homes have washer/dryer hook-ups located in the basement of every home. For those living in the apartment buildings, there are laundry facilities located in on the lower level of each building.
Parking
Rockborough does not have assigned parking. However we do rent the carports for an additional $25.00 per month.
Maintenance
Service Request
If you are in need of our maintenance team, you may either call or visit the office during normal business hours. Your concerns will be addressed within 24 hours. If it is after business hours, and it is a MAINTENANCE EMERGENCY call the office number and listen for the option for MAINTENANCE EMERGENCY ONLY.
Garbage Disposal
Always run your disposal with cold water. Hot water will make the motor get too hot, and can make the motor overheat. It is a good idea to run the garbage disposal every time before you start your dishwasher. Occasionally run a few ice cubes to keep the blades sharp. If your garbage disposal has a smell, grind up a few lemons as the acid in the lemon can help kill some bacteria. Please do not put bones, onion skins, or cooked meat in the disposal. This will cause the disposal to back up.
Dishwasher
Your apartment home comes complete with a dishwasher. It is best if you load up the top rack with cups and glasses and utilize your bottom rack for plates and pans. Try not to load anything too tall or the water supply can be blocked. Use only detergent or liquid specifically for dishwashers.
Lawn Care
Our lawns are professionally landscaped by Suburban Landscape. Please help us to keep our community clean and beautiful by not throwing trash on the property.
Maintenance Tips to Avoid Pest Infection
KEEP YOUR HOMES CLEAN. Avoid leaving crumbs, food particles and laundry on the floor. Always store open foods in plastic air-tight containers. If a problem should arise, please contact the office immediately so that our pest control team can address the problem.
Additional Services
Copy and Fax Service
Use our fax and copy machines at no cost to you.
Package Acceptance
If you are expecting a package that will not fit in your mailbox, Fed Ex, UPS, and the Post Office will deliver it to the office and you can pick it up at your earliest convenience.
Clubhouse
Birthday parties, wedding receptions, baby showers, etc. our community clubhouse is the perfect place to have them. There is a $150 refundable deposit to reserve the clubhouse and you will receive that back as long as everything is cleaned up after your event. There is a $25 fee per hour.
Guest Suite
Not enough room in your apartment home? Our guest suite is right on time. $50 per night.
Playgrounds
Please supervise your children while playing on the equipment that we have. The playground is located on the east end of the property.
Courtesy Patrol
SWAT is who you will contact if you have noise complaints and/or suspicious activity that may occur after business hours. Should you need to contact them, please call 686-SWAT(7928).
Moving Out
Thank you for making your home with us. At some point it may be necessary for you to move out of your apartment home. And while we know you will love it here, sometimes circumstances arise, and
you are left with no other alternative.
When you signed your rental agreement you entered into a binding, legal document that states you will live in the apartment for a specific period of time. Your rental agreement, as well as Kansas law, requires that you give a 30-day written notice prior to the expiration of your agreement if you do not intend to stay in the apartment. if you wish to stay you may renew your lease or do a month-to-month status. (please contact the office on either of these).
Everyone wants to get their deposit back in full. In order for that to happen, here are some guidelines that are required by Village Park at Rockborough:
- Clean your apartment home
- Remove all trash and furniture
- Turn in your keys. failure to turn in keys on your move-out date will result in daily charges.
- A move-out inspection is completed with the office.
